Exterior Inspection

Start outside. Check the roof for winter damage — missing shingles, ice dam damage, or compromised flashing. Inspect gutters and downspouts, ensuring they are clear and draining away from the foundation. Look at the foundation for cracks or signs of water intrusion. Check walkways and steps for heaving or damage that could be a slip-and-fall hazard.

HVAC and Heating Systems

Schedule a furnace inspection and filter replacement if not done recently. Check the central air conditioning unit before summer heat arrives — now is the time, not when the tenant calls on a 35-degree day. Confirm smoke and carbon monoxide detectors are functioning and replace batteries.

Plumbing and Water

Check under sinks and around toilets for any slow leaks that may have developed. Inspect the water heater for signs of corrosion. If the property was unoccupied over winter, flush all lines and confirm no pipes were damaged by freezing.

Documentation

Photograph the property at each inspection. Date your photos. Keep a record of what was inspected, what repairs were made, and when. If a tenant later files a maintenance application at the LTB, your documented inspection history shows you maintained the property proactively — not reactively.
