How do I evict a tenant for non-payment of rent in Greater Sudbury?
Start with an N4 notice — the Notice to End a Tenancy Early for Non-payment of Rent. If the tenant does not pay or vacate within 14 days, you can file an L1 application through the North East LTB. We handle the N4, the L1, and the hearing from start to finish.

It depends on the situation. If you need the unit back for personal or family use, an N12 is the right notice. We will review your file and determine the correct application for your Sudbury property.
