Start by serving an N4 notice — the Notice to End a Tenancy Early for Non-payment of Rent. If the tenant does not pay or vacate within 14 days, you can file an L1 application with the Eastern Ontario LTB. We handle the notice, filing, and hearing from start to finish.

Your options depend on the circumstances. If you need the unit for personal or family use, an N12 is the right notice. We will assess your situation and identify the correct application for your Kingston property.

Can I evict a Kingston tenant for personal use of the property?
