If a tenant remains after a termination order, you can request Sheriff’s enforcement (a Writ of Possession) through the LTB. We handle the enforcement steps after the order issues, including preparing the writ and coordinating with the Sheriff’s office.

No. We represent you at the hearing. In most cases you do not need to appear yourself. We handle the file, present the evidence, and advocate on your behalf before the adjudicator.

The N4 is the notice served on the tenant when they have not paid rent. The L1 is the application filed with the LTB after the N4 void period expires without payment. You need both — the N4 starts the clock, the L1 gets you a hearing date. We handle both steps.

Yes. The RTA allows termination for a range of grounds including personal use (N12), chronic late payment (N8), demolition or major repair (N13), and illegal acts. The right notice depends on your situation. We’ll identify the correct path when you call.
