N4 Notice Burlington — Non-Payment of Rent
If your Burlington tenant has stopped paying rent, the N4 Notice is the first formal step. Serving it correctly — right amount, right dates, proper delivery — is critical. Errors void the notice and reset the clock.
The N4 notice period is changing. As of September 21, 2026, tenants will have only 7 days to pay — down from the current 14. Stonegate will be ready to move the moment the new rules take effect.
What Is an N4 Notice?
The N4 is the LTB notice landlords serve when a tenant hasn’t paid rent. It gives the tenant 14 days to pay the full amount owed or vacate. If they do neither, you file an L1 Application to proceed with eviction. See our full N4 Notice Ontario page for details.
Serving an N4 in Burlington
Burlington landlords face the same LTB rules as the rest of Ontario — but mistakes here still cost months. A notice with the wrong rent amount, incorrect termination date, or improper delivery will be challenged and likely dismissed. Stonegate prepares and serves N4 notices for Burlington landlords so everything is right before it reaches your tenant.
What Happens After the N4?
- Tenant pays in full — tenancy continues
- Tenant pays nothing — you file the L1 with the LTB
- Tenant disputes — LTB hearing scheduled, Stonegate represents you
