BUILT FOR SUDBURY’S LTB

Greater Sudbury Landlord Cases Are Filed Through The North East LTB Region

Greater Sudbury is one of the largest rental markets in Ontario, and LTB applications for Greater Sudbury properties are processed through the Greater Sudbury Landlord and Tenant Board region — one of the busiest in the province. Hearing wait times and scheduling patterns at this tribunal require a team that files regularly and knows what to expect at each stage.

Stonegate handles N4 notices, N8 notices, N12 notices, and N13 notices for landlords across Ontario. See how the process works.

Our team handles North East LTB files every week. We know the current adjudicator tendencies, the documents that get applications sent back for re-service, and the timelines that affect how quickly landlords can recover possession or outstanding rent. From downtown Sudbury to New Sudbury, we represent Greater Sudbury landlords across the full spectrum of residential tenancy matters.

Frequently Asked Questions

Greater Sudbury landlord questions

Do you handle Greater Sudbury landlord cases specifically?

Yes. We file LTB applications for Greater Sudbury properties regularly. Sudbury cases go through the North East LTB Region, and we file there routinely.

What is your fee structure?

We charge flat fees, quoted upfront before you sign. The fee covers the notice, filing, and hearing representation for your matter type.

Do you represent tenants?

No. We are a landlord-only firm. We never represent tenants, which means our advice is never diluted by conflicts of interest.

How long does an LTB case take in Greater Sudbury?

Timelines vary by application type. Non-payment N4/L1 matters tend to move faster than conduct or own-use applications. We’ll give you realistic timelines when we review your file.

Can I book a free consultation?

Yes. We offer a free 20-minute call to review your situation and tell you whether we can help. Use the button below to book.

How do I evict a tenant for non-payment of rent in Greater Sudbury?

Start with an N4 notice — the Notice to End a Tenancy Early for Non-payment of Rent. If the tenant does not pay or vacate within 14 days, you can file an L1 application through the North East LTB. We handle the N4, the L1, and the hearing from start to finish.

My Greater Sudbury tenant will not leave after the tenancy ended — what are my options?

It depends on the situation. If you need the unit back for personal or family use, an N12 is the right notice. We will review your file and determine the correct application for your Sudbury property.

Can I evict a Greater Sudbury tenant for personal use of the property?

Yes. An N12 notice allows you to end the tenancy if you, a close family member, or a purchaser intends to move in. The tenant receives 60 days notice and one month’s rent as compensation. We prepare and serve N12 notices for Sudbury landlords regularly.

What is an L1 application and how does it work?

An L1 is the LTB application filed after an N4 notice expires without payment or vacating. It lets you evict and recover arrears owed. We prepare the full evidence package, file with the North East LTB, and represent you at the hearing.

My Greater Sudbury tenant is damaging the property or causing disturbances — what can I do?

An N5 notice is the starting point for conduct and damage issues. The first N5 gives the tenant 7 days to fix the problem. If they do not, or if the behaviour repeats within 6 months, you can file an L2 application for eviction. We will assess your situation and advise the right path.

Can I represent myself at the Sudbury LTB or do I need a paralegal?

You can self-represent, but LTB hearings involve formal evidence rules, cross-examination, and disclosure requirements. Procedural errors can invalidate your application or delay resolution by months. A licensed paralegal handles all of this on your behalf.

Do I need a paralegal or a lawyer for my Greater Sudbury LTB case?

For Landlord and Tenant Board matters, a licensed paralegal is fully authorized and typically more cost-effective than a lawyer. Paralegals are regulated by the Law Society of Ontario and specifically trained for tribunal representation.

What happens at a Greater Sudbury LTB hearing through the North East LTB?

Both parties present their evidence and arguments to a Board adjudicator. We prepare your disclosure package, organize your evidence, and represent you at the North East LTB hearing. An order may be issued the same day or reserved for a later date.

What if my Greater Sudbury tenant files a T2 or T6 against me?

Counter-applications from tenants — for maintenance (T6) or interference with reasonable enjoyment (T2) — are common. They are typically heard alongside your application at the North East LTB. We respond to the counter-application and defend your position throughout.

How do I properly serve a notice to a Greater Sudbury tenant?

Ontario’s Residential Tenancies Act has specific rules for how and when notices must be delivered. An error in service method or timing can void the notice and restart your clock. We prepare and serve all notices for Sudbury landlords correctly from day one.

What evidence do I need for a Greater Sudbury LTB hearing?

The evidence depends on your application type. Arrears cases need a lease, rent ledger, and bank records. Conduct cases need photos, incident logs, and any police or bylaw reports. We will give you a specific evidence checklist when we assess your file.

Can I recover costs from my Greater Sudbury tenant?

The LTB does not typically award paralegal fees to landlords, but LTB filing fees and costs for unreasonable tenant behaviour may be recoverable. We will advise on what is available in your circumstances.
