Most landlords wait weeks or even months before serving an N4 after rent goes unpaid. Every month you wait is a month added to the arrears and a month added to the total timeline. The RTA allows you to serve an N4 the day after rent is due. Waiting is not kindness — it is lost money.
Mistake 2: Getting the Notice Wrong and Not Knowing It
Incorrect termination dates, overstated rent amounts, wrong service methods, and outdated form versions are the most common notice errors. These mistakes only surface at the LTB — by then you have already waited months for a hearing. The fix is simple: have a professional prepare and serve the notice from the start.
Mistake 3: Accepting Partial Payments Without Understanding the Consequences
Accepting partial rent payments after serving an N4 does not automatically void the notice — but it does change the amount you can claim in the L1 application.
