Once you file, wait times vary by region and application type. Non-payment hearings can be scheduled within weeks. Personal use and N5 applications can take 6 months or more. Planning around the LTB timeline is not optional — it is the job.

At a hearing, a tenant can raise defenses based on improper service, incorrect rent amounts on the notice, the landlord’s maintenance record, and more. A landlord who shows up unprepared often leaves without an order — or with a conditional one.
An Order Is Not the Same as Vacant Possession
Even after you win a hearing, the tenant still has time to appeal or request a review. If they stay past the order date, you contact the Sheriff. In some regions, Sheriff scheduling adds weeks to the timeline. An eviction order is the end of one process and the start of another.
The Cost of a Mistake
Procedural errors cost time. Bad faith applications cost money — significant fines under the RTA. A dismissed application means starting the entire notice period over.
